The projected Complex consists in the construction of three buildings on a 4.92 acre lot comprised in the Enterprise Industrial Park, in the City of Lancaster, California.  The lot has its main frontage on Sierra Hwy, the main commercial thoroughfare in the Antelope Valley, and is also accessible from Avenue L-4, Enterprise Parkway, and Wall Street.  The project, currently in the preliminary stage, calls for the construction of the Complex in three phases:

  • Phase One. A three-story multi-tenant office building with possibility of retail spaces at the ground level.  The building has a rentable area of approximately 29,000 square feet.  The building is designed to offer upscale office space to a fast growing community of successful professionals looking for a higher quality level than that currently on the market.  The building will be served by two elevators plus a freight elevator and will have unique architectural features such as the cylindrical entrance hall, penthouse offices, high exposure signage spaces, etc.

  • Phase Two.  A one-story building with partial second floor offices.  This building, as well as the similar Phase Three building, is intended for uses such as showrooms, warehousing, distribution and similar activities.  No manufacturing will be allowed to preserve the upscale image of the Complex.  The Phase Two building is projected with a rentable area of approximately 16,000 square feet.

  • Phase Three.  A one-story building similar to the Phase Two building, with rentable area of approximately 26,000 square feet.  This building will have better all around architectural design that the Phase Two structure, particularly on the West elevation facing Wall Street to provide better exposure to the occupants.

Considering that the market has little or nothing to offer in terms of luxury office space, although there is a demand for it, the strategic location, visibility and exposure and the proximity to the recently completed Court House, the Complex stands an extraordinary potential of success and high return on the investment.  The 4.92 acre ready-to-build lot, totally improved with paved street, sidewalks, street lighting and all utilities, along with the conceptual project, is offered at $1,730,000.
