The Terra Five project calls for the subdivision of an 80 acre parcel in 32 two-and-one-half acre residential lots to be improved and sold individually to buyers looking for large lots to build ranchito-style homes to keep their horses and other animals.
The projected development (Tentative Tract Map No. 7014) is situated in Kern County between 70th Street West and 75th Street West, only one-quarter mile North of Avenue A, the county line separating the Countries of Kern and Los Angeles. The projected development is only minutes to the cities of Rosamond, Lancaster, and Palmdale.
The surrounding area is already developed following the same ranchito-homes concept that has became extremely popular among young professionals and businessmen operating in the Antelope Valley.
The low density subdivision in 2.5 acre lots requires minimal infrastructures which, in turn, keeps the cost of the finished lot within boundaries affordable by a large segment of the market.
The application to the County of Kern for the re-zoning and subdivision of the 80 acre parcel was finally approved in October 2006.
The final approval of Tentative Tract Map No. 7014 is expected by the end of 2008.
The project is offered at $2,560,000 in its current status, including all technical documents, engineering, studies and most County fees paid.
